Terms of Service

The Pass grants access to coworking facilities, onsen bathing, community events, and local insights at the specified Swallow Base location for the duration purchased (7, 14, or 30 days).

• The Pass is valid only at the location specified at the time of purchase.
• The Pass is non-transferable and may not be resold.
• Accommodation is not included in the Pass and must be booked separately with the partner ryokan.
• Academy experiences are not included and are booked and paid for separately.
• Passes may be purchased consecutively for extended stays.

• 30+ days before start date: Full refund.
• 15–29 days before start date: 50% refund.
• 14 days or fewer before start date: No refund.
• Refunds are processed within 14 business days to the original payment method.
• In the event of force majeure (natural disaster, pandemic, etc.), Swallow Base will offer full rescheduling or credit toward a future Pass.

Swallow Base is a shared community. Guests are expected to:

• Respect fellow guests, staff, and local residents.
• Follow onsen etiquette and ryokan house rules.
• Maintain reasonable noise levels, especially during evening hours.
• Keep shared spaces (kitchen, coworking, common areas) clean and orderly.
• Not engage in any illegal activity on the premises.
• Respect the privacy of other guests — no photography in shared bathing areas.

Swallow Base reserves the right to terminate a guest's Pass without refund in cases of serious or repeated violations of the code of conduct.

Accommodation at partner ryokans is subject to the ryokan's own terms, conditions, and cancellation policies. Swallow Base facilitates the introduction between guests and partner ryokans but is not a party to the accommodation contract. Any disputes regarding accommodation should be directed to the partner ryokan.

Swallow Base provides access to facilities and experiences but does not assume liability for:

• Personal injury or illness sustained during your stay, including injuries related to onsen bathing, hiking, or cultural activities.
• Loss or damage to personal property.
• Actions or services provided by third parties, including partner ryokans, Academy instructors, and transportation providers.

Guests are strongly encouraged to obtain travel insurance that covers medical expenses, trip cancellation, and personal liability for the duration of their stay in Japan.

All content on the Swallow Base website — including text, images, design, and branding — is the property of Lila.Inc or its licensors and is protected by copyright. Content may not be reproduced, distributed, or used for commercial purposes without written permission.

These terms are governed by the laws of Japan. Any disputes arising from these terms shall be subject to the exclusive jurisdiction of the courts of Japan.
